Payment Terms & Authorization
Estimate Approval
By signing this agreement, the Customer authorizes Anchor Crawl Solutions LLC to perform the services described in the attached proposal or estimate. The Customer acknowledges that the scope of work, materials, and pricing have been reviewed and approved prior to scheduling.
Deposit Requirement
A deposit equal to 50% of the total project cost is required to secure a project start date.
Work will not be scheduled until the deposit has been received. The deposit will be applied toward the total project cost.
Payment Authorization
Customer authorizes Anchor Crawl Solutions LLC to charge the payment method provided for the remaining project balance upon completion of the work.
If automatic payment processing fails for any reason, the remaining balance shall be due immediately upon completion of the project.
Substantial Completion & Customer Walkthrough
Upon completion of the work, Anchor Crawl Solutions will provide the Customer an opportunity to review the project.
The project will be considered substantially complete when the contracted work has been installed and is functioning as intended.
Customer agrees that minor punch-list items or cosmetic issues that do not materially affect system performance do not delay final payment.
Customer will be asked to sign a Completion Acknowledgment Form confirming that the work has been substantially completed.
If the Customer is unavailable or declines to sign the acknowledgment, the project shall still be considered substantially complete once Anchor Crawl Solutions determines the work has been completed according to the agreement, and the remaining balance may be processed at that time.
Scheduling & Cancellation
Once a project has been scheduled, Anchor Crawl Solutions reserves labor, materials, and equipment for that time.
Cancellations or rescheduling requests made within 72 hours of the scheduled start date may result in forfeiture of the deposit.
Change Orders
Any work requested by the Customer that falls outside the original scope of the approved proposal must be authorized through a written change order and may result in additional charges.
Returned or Failed Payments
Returned checks or failed electronic payments will incur a $35 returned payment fee, in addition to any applicable bank charges.
Collection Costs
Customer agrees to pay all reasonable costs of collection, including attorney fees, court costs, and collection agency fees if the account becomes delinquent.

Moisture & Water Intrusion Limitations
Crawl spaces are complex environments affected by soil moisture, weather conditions, groundwater levels, plumbing systems, structural design, and homeowner maintenance. The services provided by Anchor Crawl Solutions LLC are intended to improve moisture control within the crawl space but cannot guarantee that all moisture, water intrusion, or humidity conditions will be permanently eliminated.
Anchor Crawl Solutions installs vapor barriers, encapsulation systems, insulation, dehumidifiers, and related components designed to reduce moisture and improve environmental conditions in the crawl space. However, these systems are not waterproofing systems and do not prevent all possible sources of water intrusion.
Customer acknowledges that moisture or water conditions may arise from factors outside the control of Anchor Crawl Solutions, including but not limited to:
• Groundwater pressure or rising water tables
• Poor exterior drainage or grading around the home
• Roof drainage issues, including gutters or downspouts
• Plumbing leaks or plumbing failures
• Foundation cracks or structural movement
• Flooding or extreme weather events
• Changes in site drainage conditions
• Future construction or landscaping changes
• Mechanical failure or loss of power to dehumidification systems
Anchor Crawl Solutions does not warrant or guarantee that the crawl space will remain completely dry under all conditions.
Customer understands that proper crawl space performance may depend on ongoing maintenance, including maintaining power to dehumidifiers, servicing equipment as recommended by manufacturers, maintaining exterior drainage systems, and promptly repairing plumbing leaks or other water sources.
Any future moisture conditions caused by factors outside the scope of work performed by Anchor Crawl Solutions are not the responsibility of Anchor Crawl Solutions.
If moisture issues arise after project completion, Anchor Crawl Solutions may offer additional services to address the issue, but such work will be considered a separate service and may require additional charges.
Mold & Biological Contamination Disclaimer
Crawl spaces may contain biological contaminants including mold, mildew, bacteria, rodent waste, and other organic materials. Anchor Crawl Solutions LLC is not a licensed mold remediation contractor and does not provide mold remediation services.
Any cleaning, sanitizing, or treatment performed by Anchor Crawl Solutions—including the application of hydrogen peroxide–based or similar cleaning agents—is intended only to reduce surface contaminants and improve general crawl space conditions. These treatments are not mold remediation and should not be interpreted as mold removal, mold elimination, or mold prevention services.
Anchor Crawl Solutions does not represent or guarantee that all mold, spores, microbial growth, odors, or biological contaminants will be fully removed or prevented.
Customer acknowledges that mold and other biological contaminants can originate from many sources outside the scope of the services provided, including but not limited to:
• Ongoing moisture or humidity conditions
• Plumbing leaks or condensation
• Exterior water intrusion
• Poor ventilation or building design
• Previous contamination within structural materials
• Future moisture events or flooding
Anchor Crawl Solutions does not perform mold testing, mold inspection, or mold clearance testing, and makes no representations regarding indoor air quality or the presence or absence of mold or other biological contaminants.
If conditions are discovered that appear to require professional mold remediation, the Customer may be advised to consult a licensed mold remediation specialist for further evaluation and treatment.
Customer agrees that the services provided by Anchor Crawl Solutions are not intended to diagnose, treat, or remediate mold contamination and that any biological conditions outside the scope of the contracted work are not the responsibility of Anchor Crawl Solutions.
Hidden Conditions & Unforeseen Work
Crawl spaces are concealed environments where conditions may not be fully visible or discoverable during an initial inspection. The proposal and scope of work are based on conditions reasonably observable at the time of inspection.
Customer acknowledges that additional conditions may be discovered once work begins.
Such conditions may include, but are not limited to:
• Hidden moisture or standing water
• Plumbing leaks or plumbing failures
• Structural damage to framing members
• Rot or deterioration of wood materials
• Rodent infestations or animal contamination
• Buried debris or construction waste
• Damaged or improperly installed insulation
• Electrical hazards or wiring issues
• Obstructions that prevent access to portions of the crawl space
• Foundation cracks or other structural concerns
If previously unknown conditions are discovered that prevent completion of the work as originally proposed or require additional labor, materials, or services, Anchor Crawl Solutions will notify the Customer.
Any additional work required to address these conditions will be treated as a change order and must be approved by the Customer before the work is performed.
Anchor Crawl Solutions reserves the right to pause work until such conditions are evaluated and a revised scope of work is approved.
Anchor Crawl Solutions is not responsible for correcting structural, plumbing, electrical, or other conditions that fall outside the contracted scope of work, unless specifically agreed to in writing.
Property Access, Work Environment & Damage Limitations
Customer agrees to provide Anchor Crawl Solutions LLC with reasonable access to the crawl space and surrounding work areas necessary to perform the contracted services.
Customer acknowledges that crawl spaces are confined environments that may contain fragile or aging building components including ductwork, plumbing lines, wiring, insulation, and structural materials. While Anchor Crawl Solutions will take reasonable care during all work, the nature of crawl space work may require technicians to move, work around, or temporarily reposition existing materials or systems.
Anchor Crawl Solutions is not responsible for pre-existing conditions, deterioration, or hidden defects within the crawl space or home, including but not limited to:
• Aging or brittle plumbing lines
• Fragile or deteriorated ductwork
• Improperly supported wiring or electrical components
• Weak or damaged framing members
• Previously installed vapor barriers or insulation
• Rodent-damaged materials
• Corroded fasteners or metal components
Customer understands that minor disturbances may occur as a normal part of crawl space work, including movement of existing insulation, minor debris displacement, or incidental contact with existing materials.
Anchor Crawl Solutions will exercise reasonable care to avoid damage; however, the company shall not be responsible for damage resulting from pre-existing structural weaknesses, concealed defects, or components that fail due to age, deterioration, or improper installation.
Customer is responsible for ensuring that the crawl space is reasonably accessible and safe to enter, including providing access doors, removing stored items that block access, and securing pets.
If unsafe conditions are discovered that could endanger workers or the property, Anchor Crawl Solutions reserves the right to pause or stop work until the condition is corrected or a revised scope of work is agreed upon.
Warranty & System Limitations
Anchor Crawl Solutions LLC warrants that all labor performed under this agreement will be completed in a professional and workmanlike manner consistent with standard practices in the crawl space and construction industry.
Unless otherwise specified in writing, workmanship is warranted for a period of five (5) years from the date of project completion.
Any manufacturer warranties for materials, equipment, or products installed during the project (including but not limited to vapor barriers, insulation, fasteners, or dehumidifiers) are provided solely by the product manufacturer, and the Customer agrees to rely on the manufacturer's warranty for defects in those products.
This warranty is limited to the repair or correction of defective workmanship and does not cover unrelated conditions or future environmental changes affecting the crawl space.
This warranty does not cover conditions caused by factors outside the control of Anchor Crawl Solutions, including but not limited to:
• Flooding, storms, or extreme weather events
• Rising groundwater or water table changes
• Plumbing leaks or plumbing failures
• Exterior drainage or grading problems
• Foundation movement or structural settlement
• Loss of electrical power to crawl space equipment
• Failure to maintain installed equipment according to manufacturer recommendations
• Damage caused by rodents, pests, or other animals
• Modifications to the crawl space or home after project completion
For encapsulation systems and dehumidification systems to function properly, the Customer agrees to maintain the system and equipment, including:
• Maintaining electrical power to the dehumidifier
• Servicing and maintaining equipment according to manufacturer instructions
• Promptly addressing plumbing leaks or water intrusion
• Maintaining exterior drainage systems such as gutters and downspouts
Failure to maintain these conditions may void any applicable workmanship warranty.
Anchor Crawl Solutions does not guarantee that the crawl space will remain completely dry under all circumstances or that moisture conditions will never occur in the future.
Any warranty claims must be submitted to Anchor Crawl Solutions in writing within the warranty period, and the company will be provided a reasonable opportunity to inspect and address the issue.
Transferable Warranty
The workmanship warranty provided by Anchor Crawl Solutions LLC may be transferred to a subsequent homeowner if the property is sold during the warranty period.
To transfer the warranty, the new property owner must notify Anchor Crawl Solutions in writing within 60 days of the property transfer and provide documentation showing proof of ownership.
Upon receipt of the transfer request, Anchor Crawl Solutions may require a crawl space inspection to verify that the system remains properly installed, operational, and maintained.
If the system is found to be functioning properly and has not been altered or damaged, the remaining portion of the original workmanship warranty may be transferred to the new property owner.
The warranty is transferable one time only and will continue for the remainder of the original warranty period. The warranty period does not restart or extend due to the transfer.
This warranty becomes void if:
• The encapsulation system, vapor barrier, insulation, or installed components have been altered, removed, or damaged after installation
• The dehumidifier or mechanical equipment has not been properly maintained or powered
• Flooding, plumbing failures, or external water intrusion has occurred
• Structural or drainage modifications have been made that affect crawl space performance
Anchor Crawl Solutions reserves the right to charge a reasonable administrative or inspection fee for warranty transfer processing.
The transferable warranty applies only to the original workmanship performed by Anchor Crawl Solutions and does not extend to manufacturer warranties on equipment or materials, which remain subject to the terms of the respective manufacturers.
Dispute Resolution & Legal Venue
Anchor Crawl Solutions LLC and the Customer agree to make a good faith effort to resolve any dispute arising from this agreement through direct communication before pursuing formal legal action.
If a dispute cannot be resolved through direct communication, the parties agree to attempt to resolve the matter through mediation with a mutually agreed mediator before filing a lawsuit.
If legal action becomes necessary, the parties agree that any claim, dispute, or legal proceeding related to this agreement shall be filed in a court of competent jurisdiction located in Kitsap County, Washington, unless otherwise required by law.
The prevailing party in any legal action or proceeding related to this agreement shall be entitled to recover reasonable attorney fees, court costs, and related legal expenses, to the extent permitted by Washington law.
Health, Indoor Air Quality & Environmental Conditions Disclaimer
Anchor Crawl Solutions LLC provides crawl space moisture control, encapsulation, insulation, and related services intended to improve crawl space conditions and reduce moisture-related risks. These services are not medical, environmental, or indoor air quality services.
Anchor Crawl Solutions does not diagnose, treat, or evaluate health conditions and does not make any representations regarding medical outcomes, respiratory health, allergies, asthma, or other health-related conditions.
While crawl space improvements may contribute to better environmental conditions within a home, Anchor Crawl Solutions does not guarantee specific indoor air quality results or health-related benefits.
Customer acknowledges that indoor air quality and environmental conditions within a home can be affected by many factors outside the control of Anchor Crawl Solutions, including but not limited to:
• Building design and construction methods
• Ventilation systems within the home
• HVAC system operation and filtration
• Plumbing leaks or condensation
• Exterior moisture intrusion
• Household activities and occupant behavior
• Pets, dust, pollen, and outdoor environmental conditions
Anchor Crawl Solutions does not perform indoor air quality testing, mold testing, environmental assessments, or medical evaluations, and no statements made by the company should be interpreted as a guarantee of improved health conditions.
